Commercial · Building upgrades
Upgrading occupied buildings, one decision at a time.
We help owners and facility managers bring ageing commercial buildings up to date — replacing end-of-life plant, improving controls and ventilation, closing out fire separation defects and cutting running costs — while tenants keep working.

What we upgrade
The whole mechanical picture, not one item at a time.
Central plant
Chillers, boilers, heat pumps, air handling units and VRF — including Mitsubishi Electric chillers and water-cooled City Multi as a Diamond Dealer.
Controls & BMS
End-of-life controllers replaced, sequences reinstated and monitoring set up so the building can be managed on data.
Ventilation & IAQ
Outdoor air rates reviewed against AS 1668.2, with filtration, heat recovery and demand control where they suit the building.
Passive fire remediation
Mechanical penetrations and fire dampers surveyed, remediated and recorded so fire separation can be demonstrated.
How it runs
Planned around an occupied building.
01
Assess
Site review of plant condition, controls, ventilation and fire separation.
02
Prioritise
Options ranked on cost, savings, risk and urgency, with a business case for stakeholders.
03
Stage
Works sequenced by floor, zone or plant item, with shutdowns planned out of hours where needed.
04
Hand over
Commissioning, trend verification, updated registers and documentation for the facility team.
Why one team
One survey. One plan. One point of contact.
Upgrades go wrong when plant, controls, ventilation and fire separation are handled as separate jobs. We look at them together.
- One survey covering plant, controls, ventilation and fire separation
- A business case your stakeholders can approve
- Works staged around tenants and trading hours
- Documentation updated as works progress
- Commissioning and verification after each changeover

Mechanical services for a restaurant fitout, including kitchen exhaust works and coordination with the builder and project consultants.
Can works happen while the building is occupied?
That is the usual situation. We stage works by floor, zone or plant item, plan shutdowns out of hours where needed, and agree temporary cooling or ventilation before each changeover.
Where do we start if we don’t know what’s wrong?
With a site review covering plant condition, controls, ventilation and fire separation. You receive findings and prioritised recommendations, which can feed into an energy analysis and business case.
Do upgrades have to meet the current NCC?
That depends on the scope of works, the building classification and the approval pathway, so it cannot be answered generally. We identify the compliance questions early and work through them with the certifier.
