Kewdale — specialist mechanical services for a dangerous goods facility.
A factory, dangerous goods storage, laboratory and office development with specialist explosion-protection requirements.
The challenge
The factory and storage areas required specified equipment suitable for their hazardous operating environment. Mechanical services also needed to support comfortable, functional offices and laboratory spaces within the same development.
Our approach
- Coordinated specified equipment with the explosion-protection requirements of the factory and dangerous goods areas.
- Addressed the different mechanical needs of industrial, laboratory and office spaces.
- Provided commissioning and maintenance documentation to support handover.
The outcome
A mechanical installation tailored to the facility’s specialist operations, bringing together hazardous-area requirements and everyday workplace comfort. Clear equipment and operating records supported the client’s ongoing maintenance and management of the facility.

Amano Restaurant — mechanical services built around the dining experience.
A high-end restaurant fitout where mechanical services needed to support a busy hospitality environment while fitting into a carefully considered architectural interior.
The challenge
A densely planned layout left limited room for equipment and ductwork. Kitchen ventilation and air conditioning had to work around the ceiling design, interior finishes and presentation expected of a premium restaurant.
Our approach
- Coordinated equipment, ductwork and air outlets with the architectural layout.
- Integrated existing air-conditioning equipment with new systems to suit the fitout.
- Addressed kitchen extraction, replacement air and acoustic treatment with the dining experience in mind.
The outcome
Mechanical services integrated into the restaurant’s interior, supporting kitchen operations and guest comfort while respecting the architectural vision. Practical building services worked within the space without becoming its defining feature.

Bullsbrook Centre for National Resilience — project-wide mechanical delivery.
A major accommodation facility requiring coordinated mechanical delivery across the entire development under an accelerated construction programme.
The challenge
Delivering across all buildings required consistent workmanship, coordinated crews and careful sequencing with other trades. Progress depended on keeping multiple work areas moving towards the same completion milestones.

Marine HVAC
Rottnest Express, WA
Treadies HVAC & R
Rottnest Express — marine HVAC diagnostics and rectification.
Specialist mechanical servicing and fault investigation for passenger-vessel HVAC systems.
The challenge
Equipment had to be accessed and tested around vessel movements and operating schedules, while tracing refrigerant loss through interconnected marine systems and investigating water contamination, condenser failure and inconsistent pressure readings.

The outcome
On Starflyte, the team traced a leak to a shell-and-tube condenser and isolated the affected component. Detailed testing identified moisture contamination and established a staged recovery plan covering system cleaning, drying, refrigerant replacement and recommissioning.

Jacob Treadwell’s previous site management experience
Mulla Mulla Camp — major accommodation expansion.
Before establishing Air Theory, Jacob gained site management experience on the major expansion of Mulla Mulla Camp, supporting BHP’s Area C operations.
The challenge
Expanding an operational camp sevenfold required coordinated mechanical works across accommodation and communal facilities. Installation teams, materials and other trades needed to stay aligned across multiple work fronts.

- Site management of mechanical works across the camp expansion.

- Supporting delivery milestones within an operational camp environment.
The outcome
500 → 3,500
Person capacity after expansion
The project transformed a 500-person camp into accommodation for 3,500 people. Jacob’s experience on this approximately $10 million mechanical project informs Air Theory’s approach to buildability, site coordination and delivery planning.

Accommodation refurbishment

Treadies HVAC & R
Peninsula Palms, Dampier — accommodation refurbishment.
Treadies HVAC & R contributed to the refurbishment of accommodation and communal facilities at Peninsula Palms, following extensive mould problems and a prolonged shutdown.
The challenge
Moisture and condensation risks in the Pilbara climate had to be managed, integrating active dehumidification, ventilation, custom ductwork and reheat arrangements within accommodation blocks, alongside chillers, air-handling units and building controls serving shared facilities.

The outcome
Contributed to the implementation of mechanical systems addressing humidity as well as temperature. The project developed practical experience in moisture removal, outside-air management and the relationship between building leakage and mechanical performance.
