Strata plant replacement, explained so owners can decide.

When a building’s central plant reaches end of life, owners corporations face a large, technical decision. We assess the plant, compare the options in plain terms and give the committee the numbers it needs to put to owners.

What matters

A big decision for a committee.

Strata plant replacement is as much about decision-making as engineering. These are the questions we answer for committees and strata managers.

  • What condition the existing plant is really in
  • Replace like-for-like, or change system type
  • Capital cost, running cost and who pays for what
  • Re-using existing water loops to limit disruption
  • Staging works around residents
  • Information suitable for committee and general meeting decisions

What options are there to replace central plant?

Typical options include like-for-like chiller and boiler replacement, modular chillers or heat pumps, water-cooled VRF using the existing water loop, and Hybrid VRF. The right answer depends on the building, the existing services and the owners’ priorities.

Can you help prepare information for a general meeting?

Yes. We can set out the options, costs, risks and staging in a plain-English summary for the committee and strata manager to put to owners.
