High-performance mechanical consulting.
Air Theory designs, coordinates and delivers mechanical and ventilation systems for builders, building owners, facility managers, architects and HVAC trades. We combine engineering thinking with practical delivery experience — so what is designed can be built, accessed, operated and maintained.

Central plant · Mitsubishi Electric
Treadies Pty Ltd is a Mitsubishi Electric Diamond Dealer: packaged systems, City Multi VRF, water-cooled VRF, Climaveneta chillers and heat pumps — supplied, installed and commissioned.
BMS & controls
Control philosophies, points schedules, BMS integration, controller retrofits, trend logging and alarms that facility teams can act on.
Passive fire
Fire and smoke dampers, mechanical service penetrations and fire-mode interfaces, installed to tested systems and recorded in a register.
Energy analysis & ROI
Energy baselines, upgrade options and business cases — capital cost, savings, payback and risk — for owners and investment committees.
Building upgrades
Plant replacement, controls, ventilation and fire separation upgrades staged around occupied commercial buildings.

Jacob Treadwell, founder.
In the HVAC industry since 2011, including roles with BSA and CBRE, Jacob founded his own mechanical services business in 2020 and created Air Theory to bring design, ventilation and Passive House expertise together with practical delivery.
