Commercial · Maintenance

Maintenance that protects the asset, not just the filters.

What we cover

One agreement, the whole mechanical plant.

Planned preventative maintenance

Service schedules built from the asset register and the manufacturers’ requirements, so each item is maintained at the right frequency.

Fire dampers & fire mode

Routine inspection and testing of fire and smoke dampers and mechanical fire-mode functions under AS 1851, recorded for the building’s fire safety obligations.

Refrigerant compliance

Work by licensed refrigerant technicians under Treadies Pty Ltd’s refrigerant trading authorisation (ARCtick AU52285), with leak checks and refrigerant records kept.

Controls & BMS health checks

Schedules, set points, sensors and alarms reviewed so the plant keeps running the way it was commissioned.

Reporting

Reports you can plan capital works with.

Every visit produces a record. Over time, those records become the evidence for budgets, upgrades and investment decisions.

  • Service report after every visit, with photos
  • Asset register with condition ratings
  • Deficiencies listed with priced recommendations
  • Fire damper and fire-mode test records
  • Annual plant condition summary for capital planning

Questions

Common questions.

Can’t see your question? Send us a message.

Can you take over from our current contractor?

Yes. We start with a site survey and an asset register so nothing is missed at handover, and we list any defects we find before the agreement starts.

Do you maintain fire dampers?

Yes. Fire and smoke dampers and mechanical fire-mode functions are inspected and tested under AS 1851, and the records are provided for the building’s fire safety obligations.

Will maintenance tell us when to replace plant?

That is part of the point. Condition ratings, recurring faults and running costs are reported each year, so replacement can be planned and budgeted rather than forced by a breakdown.

Maintenance proposals

Looking after a commercial building?

Send us the site address and a list of plant, or we can survey it. We will put together a maintenance proposal.
